Clause 4.5: INCLUSIONS- Included in the rental are the following items; Fully furnished including washer and dryer. Heating and electricity. Private outdoor spa. Full bedding in all rooms. Equipped kitchen. Smart TV with WIFI. Internet. Alarm system connected. Integrated heated garage. Lawn and spa maintenance. Flower bed maintenance. Snow removal of the parking lot as well as the accesses, spa balcony and entrance gate. Outdoor patio furniture. Outdoor BBQ. 4 Ecological logs for possession only, other logs at the expense of the tenant. Access to the Lake with Paddle Board, canoes, kayak, pedal boat and life jacket. 3 rolls of toilet paper per bathroom. 2 rolls of Scott towels. 5 dishwasher pucks. Small bottle of dish soap. 5 laundry soap pods. Hand soap.

Clause 4.1: PAYMENT TERMS: Upon acceptance of a promise to lease, a non-refundable check for 25% of the rental cost will be required (see broker for payment details), a security deposit of $5,000 post dated 3 days prior to date of possession in the name of Les Immeubles Mont-Tremblant in trust, a check for the balance of payment post dated 3 days before the date of possession (see broker for payment details). The cleaning fee of $500 post dated the date of taking possession in the name of 46°Nord INC.

RENTAL RATE PER MONTH as follows: April, May, June, September, October and November ($5,000); December, January, February, March, July and August ($6,250). Cleaning fee and security deposit not included.

- Smoking of any substance is prohibited on the property, including cannabis. Any breach of this clause will result in immediate expulsion without further notice; the LESSOR does not
will refund any amount paid by the LESSEE and the security deposit will also be non-refundable and transferred to the lessor.
- No glass container is allowed on the pool and beach site as well as in the private outdoor spa.
- No supervision at the swimming pool and beach, the TENANTS must sign a release from liability towards 46°Nord INC., its administrators and representatives.
- In addition to the rental price and departure cleaning, a security deposit of $5,000 is required and will be held in trust by the broker's agency.

******Access to the swimming pool and the basement of the Club House including a bathroom, a sauna, two fitness machines (treadmill and bike) and children's playroom with television is
available with an additional $1000 per month, payable directly to 46°Nord INC. Access to showers and toilets in the two locker rooms of the owners' lodge is prohibited. Swimming pool available from June 1 to September 30.
