Internet. Alarm system connected. Lawn maintenance. Flower bed maintenance. Snow removal of the parking lot as well as the accesses, balcony and entrance gate. Outdoor patio furniture. Outdoor BBQ. 4 Ecological logs for possession only, other logs at the expense of the tenant. Access to the Lake with Paddle Board, canoes, kayak, pedal boat and life jacket. 3 rolls of toilet paper per bathroom. 2 rolls of scott towels. 5 dishwasher pucks. Small bottle of dish soap. 5 laundry soap pods. Hand soap.

PAYMENT TERMS: upon acceptance of a promise to lease, a non-refundable check of 25% of the rental cost will be required (see broker for payment details), a security deposit postdated 3 days prior to the date of possession in the name of Les Immeubles Mont-Tremblant in trust, a check for the balance of payment postdated 3 days before the date of possession (see broker for payment details). The cleaning fee of $500 post dated the date of taking possession in the name of 46°Nord INC.

RENTAL RATE PER MONTH as follows: April, May and June ($4,000.00); July and August ($5,000.00); September, October and November ($4,000.00); December, January, February and March
($5,000.00), Cleaning fee and security deposit not included.

Pets not allowed.

Smoking of any substance is prohibited in the property and clubhouse including cannabis. Any breach of this clause will result in immediate expulsion without further notice; the LESSOR will not refund any amount paid by the LESSEE and the security deposit will also be non-refundable and transferred to the lessor.

No glass container is allowed on the pool and beach site. No supervision at the swimming pool and beach, the RENTERS must sign a release from liability towards 46°Nord INC., its administrators and representatives.

In addition to the rental price and departure cleaning, a security deposit of $5,000 is required and will be held in trust by the broker's agency. This deposit will be returned to the RENTER at the end of the rental after inspection of the premises, it being understood that any loss or deterioration of the property and/or cause to its contents by the RENTER must be deducted from this deposit. The deposit does not constitute for the LESSOR a payment of the damages, in the event that the amount of the damages is higher than said deposit of $5,000 to which, if applicable, the LESSEE undertakes by this rental agreement to pay all repair costs.

June 1 to September 30. Access to the swimming pool, and basement of the Lodge including 1 bathroom, a sauna, a treadmill and bicycle, children's playroom with television, at an additional cost.
