- No smoking of any substance on the property, including cannabis. Any violation of this clause will result in immediate eviction without further notice; LESSOR will not refund any amount paid by TENANT and the security deposit will also be non-refundable and transferred to LESSOR.
- A security deposit of $2,000 is required and will be held in trust by the broker's agency. This deposit will be returned to the LESSEE at the end of the rental period after inspection of the premises, it being understood that any loss or damage to the property and/or its contents by the LESSEE shall be deducted from this deposit. The departure cleaning will also be deducted from this deposit if the RENTER does not pay them directly to the designated person or companies. The deposit shall not constitute payment by the LESSOR for damages, in the event that the amount of damages exceeds said $2,000 deposit, to which, if applicable, the LESSOR agrees by this lease to pay all costs of repair. In the event of a dispute between the LESSOR and the LESSEE concerning damage to the building, the broker(s) Caroline Maillet and the Agency shall have no responsibility and shall act only as witnesses.

- The TENANT shall abide by the rules of the Building at all times, any violation of this clause will result in immediate eviction without further notice; the LESSOR will not refund any amount paid by the TENANT and the security deposit will also be non-refundable and transferred to the LESSOR.
- LESSOR shall meet with LESSEE prior to any lease signing.
- TERMS OF PAYMENT; Security deposit of $2,000 on the date of possession made payable to Mont Tremblant Real Estate in trust. An amount of $2,500 on the date of signing the lease made payable to the owner, this amount will not be refundable to the LESSEE in the event that the LESSEE does not take possession of the unit or wishes to cancel the lease 7 days or more after the signing of the lease. Depending on the term of the Lease, the balance of payment will be payable as follows; 50% of the balance of payment payable on the date of taking possession and 50% of the balance of payment payable one month after the date of taking possession.

Exclusions:
