- The TENANT must transfer the Hydro account to his name for the date of possession. If the LESSEE is not a resident of Quebec, the Renter must reimburse directly to the Lessor the amount of Hydro each month for the duration of the lease.
- The TENANT must provide a tenant insurance policy before the date of possession.
- Payment terms as follows; A non-refundable deposit of $2,000 upon signing the rental contract, a check post-dated on the date of possession representing 50% of the balance of the rental amount and another check post-dated two months after the date of possession for the total balance of payments.
- SECURITY DEPOSIT - With the lease, the TENANT will remit to LES IMMEUBLES MONT-TREMBLANT in trust a refundable deposit of two thousand dollars ($2,000) post-dated on the date the lease is taken. possession in order to compensate for any damage that may occur to the rented premises during the term of the lease. The deposit will be returned to the TENANT (maximum 10 days after the end of the lease) after inspection of the premises by the LESSOR or his representative and after payment of all invoices for which the tenant is responsible. The deposit does not constitute payment of damages for the LESSOR, in the event that the amount of damages is greater than said deposit of $2,000 to which, where applicable, the LESSEE undertakes by this rental contract to pay all repair costs. The Agency cannot, at any time, be held responsible by the OWNER or the TENANT for any fault resulting from its acts, errors or omissions in the management of the security deposit, with the exception of damage attributable to its intentional fault or to his gross negligence.
- The Agency and the broker involved herein simply act as a reference broker in this contract and are remunerated solely in this capacity. In the event of a conflict after the signing of a lease between the LESSOR and the TENANT, the Broker cannot intervene and can only act as a witness for the LESSOR. All other services relating to the rented premises will be the responsibility of the OWNER or his trustee or any other representative he has mandated for this purpose.

- The rental price per month will be $4,500 per month for any rental lasting less than 5 months.

Inclusions:

Furnished and equipped, Internet and cable, snow removal of the driveway, path, stairs and front balcony. Shuttle service to the ski resort as per schedule. Access to the shared common spa with a lease of 3 months or more only.
