B) Smoking of any substance is prohibited on the property, including cannabis. Any breach of this clause will result in immediate expulsion without further notice; the LESSOR will not refund any amount paid by the LESSEE and the security deposit will also be non-refundable and transferred to the lessor.
C) A security deposit of $3,000 is required and will be held in trust by the broker's agency. This deposit will be returned to the RENTER at the end of the rental after inspection of the premises, it being understood that any loss or deterioration of the property and/or cause to its contents by the RENTER must be deducted from this deposit. The departure cleaning as well as any electricity and heating costs will also be deducted from this deposit if the TENANT does not pay them directly to the designated person or companies. The deposit does not constitute for the LESSOR a payment of the damages, in the event that the amount of the damages is higher than said deposit of $3,000 to which, if applicable, the RENTER undertakes by this rental agreement to pay all repair costs. In the event of a dispute between the LESSOR and the TENANT concerning the damage to the building, the broker(s) Caroline Maillet and the Agency have no responsibility and will only act as witnesses.
D) The broker will not act as a property manager.
