- No pets allowed.
- No smoking of any substance on the property, including cannabis. Any violation of this clause will result in immediate eviction without further notice; LESSOR will not refund any amount paid by TENANT and the security deposit will also be non-refundable and transferred to LESSOR.
- A security deposit of $2,500 is required and will be held in trust by the broker's agency. This deposit will be returned to the LESSEE at the end of the rental period after inspection of the premises, it being understood that any loss or damage to the property and/or its contents by the LESSEE shall be deducted from this deposit. The departure cleaning will also be deducted from this deposit if the RENTER does not pay them directly to the designated person or companies. The deposit shall not constitute payment by the RENTER for damages, in the event that the amount of damages exceeds the said deposit of $2,500, to which, if applicable, the RENTER agrees by this rental agreement to pay all costs of repair.

- TENANT shall comply with the rules and regulations of the Building at all times, any violation of this clause shall result in immediate eviction without further notice; LESSOR shall not refund any amount paid by TENANT and the security deposit shall also be non-refundable and transferred to LESSOR.
- TENANT shall be responsible for replacement of the key if lost, replacement cost $100.
- TERMS OF PAYMENT; Security deposit of $2,500 on the date of taking possession made payable to Les Immeubles Mont-Tremblant in trust. An amount of $3,250 on the date of signing of the lease made payable to the owner, this amount will not be refundable to the LESSEE in the event that the LESSEE does not take possession of the unit or wishes to cancel the lease 7 days or more after signing the lease. Depending on the term of the Lease, the balance of payment will be payable as follows; 50% of the balance of payment payable on the date of possession and 50% of the balance of payment payable one month after the date of possession by post-dated cheque or Interac transfer payable to the LESSOR.
- Electricity charges will be payable directly to the LESSOR, as well as the cost of cleaning at departure, upon receipt of the invoices. In the event that these amounts are not received by the LESSOR from the LESSEE, they will be deducted from the security deposit.
